An Inventive Renovation Strategy

Bromley Companies, developer of a diversified national portfolio, announced the completion of 122 Fifth Avenue, an 11-story mixed-use project in the heart of Union Square. The landmarked project introduces a new rooftop pavilion, upgraded interiors and 300,000 square feet of commercial space and is home to forward-thinking tenants and top retailers including Allbirds, Parachute Home and Pandora Jewelry, adding to the energy and vibrancy of the ever-growing Union Square district. 

Bromley initially acquired 122 Fifth Avenue in 1979, marking the company’s first purchase in New York City. The developer invested $100 million to thoughtfully reinvigorate the building from top to bottom from an outdated, landmarked tower into a modern loft office space complete with high-quality amenities and upgraded infrastructure. Designed by STUDIOS Architecture, the new 122 Fifth Avenue introduces an exciting offering to Lower Fifth’s office tenants, with a new penthouse, more flexible workspaces and floor plates ranging from 27,000 to 33,000 square feet – a rare opportunity in such a prominent location. In addition to the rooftop terrace, new, wellness-oriented amenities include a bike storage room with a shower area. Tenants also have access to advanced systems with touchless capabilities and smartphone integration, as well as the ability to customize their spaces, with branding capabilities in the private locker room, bike room and lobby.

Located just steps from Madison Square Park and Union Square Park, 122 Fifth Avenue offers immediate access to desirable greenspaces and popular transit hubs. The Union Square neighborhood has continued to evolve as a popular live-work-play destination, with over 50 innovative and established corporate neighbors within a 10-minute radius and a surplus of shopping, dining and entertainment offerings for office tenants, residents and visitors including over 100 new businesses to the district since 2020.

"The transformative restoration, renovation, and expansion of 122 Fifth is reflective of a shared commitment to and care for the urban fabric of this neighborhood," said David Burns, Principal at STUDIOS Architecture, whose team oversaw strategy, planning, architecture, design, and an extensive Landmarks Preservation Commission review process for the project. "It was essential, for both Bromley and STUDIOS, that we completed the block in a way that is simultaneously contemporary, contextually relevant, and historically sensitive. Collectively driven by that intent, the rebirth of 122 Fifth prominently re-establishes its enduring sense of place within Union Square's excitement. 

STUDIOS' redesign strategy stretched 122 Fifth both horizontally and vertically, empowering Bromley to elevate the building's offering by introducing over 43,000-square-feet of space to its stack. The firm's inventive approach capitalized on an adjacent parking lot to enclose the former T-shaped footprint with a reinforced concrete annex, relocating the building's core to the new addition. The re-site enabled more efficient and expansive floorplates with access to natural light on all sides, while allowing for the modernization of key MEP systems and egress routes for greater tenant reliability. Further, the expanded footprint created the space needed for generous rooftop amenities, including the pavilion and terrace. 

Deliberate in its translation from old to new, STUDIOS carried a subtle reinterpretation of 122 Fifth's materiality and elegant detailing into the addition. The continuity of palette is reflected both inside and out, establishing a cohesion that both respects and celebrates 122 Fifth's landmark designation. STUDIOS also undertook a complicated and meticulous restoration of the original structure's defining architectural characteristics––including the arched windows and new masonry on its metal cornices and facade––to ensure both pieces came together seamlessly at the conclusion of the project.
