LEED Silver Multifamily Project Highlights Envelope, Heat Island Strategies

The Pomeroy, a 293,346-square-foot multifamily development in Mesa, Ariz., has achieved LEED Silver certification from the U.S. Green Building Council

Green Ideas® Building Science Consultants has announced that The Pomeroy, a 293,346-square-foot multifamily development in Mesa, Ariz., has achieved LEED® Silver certification from the U.S. Green Building Council on March 5, 2026.

StarPoint Properties LLC, the building’s owner and developer, engaged Green Ideas to work with its design and construction team to implement high-performance building elements and achieve LEED Silver certification for The Pomeroy. Green Ideas managed and completed all elements of the LEED certification process, including documentation, energy modeling and building systems commissioning. 

“Green Ideas was a trusted partner throughout the design and construction process for The Pomeroy,” said Jay Meyer, senior vice president of operations for StarPoint Properties LLC. “Their experience and knowledge of high-performance building design and construction gave StarPoint confidence that all of our goals for the project would be achieved, and they were. These guys were great.” 

The 245-unit apartment building, centrally located just blocks from the Valley Metro light rail, offers convenient access to downtown Mesa, Phoenix and Arizona State University. This transit-oriented design encourages reduced car use, lowering transportation emissions and supporting a more sustainable urban footprint. 

The Pomeroy was designed to offer a range of amenities, including a resort-style pool with a lounge deck, a fitness center, a sports bar-style lounge, a co-working lounge with private pods, gaming areas, EV charging stations and secure bike storage.

The project was designed in accordance with LEED standards, incorporating landscape and hardscape elements to reduce the urban heat island effect, along with low-water-use plant materials and shade trees to support wayfinding and site cohesion.

Sustainable results at the property include a 27% reduction in energy use, a 40% decrease in domestic water use, a 76% savings in potable water used for landscape irrigation and the use of recycled materials. These high-performance building strategies are expected to reduce overall energy and water consumption while providing a more comfortable, low-carbon living experience for residents 

With more than 24 years of experience in sustainable building science, green building and LEED certification in Arizona and beyond, Green Ideas is proud of its role on The Pomeroy project team. Upon completion of the project, Green Ideas President Charlie Popeck said, “This development demonstrates sustainability leadership and innovation in many ways. It was a pleasure to work with such a professional organization as StarPoint Properties on its first project in Arizona. We look forward to future projects together.”
