Western Specialty Contractors Waterproofs Concrete Decks at Plaza De Monaco in Denver

Western Specialty Contractors – Denver Branch was recently challenged with waterproofing multiple condominium decks at Plaza De Monaco in Denver, CO.
Located in the extreme southeastern part of Denver at 2880 S. Locust Street, the six-building complex was constructed in 1970-73 with a total of 213 units ranging from studios to three-bedroom models. Plaza De Monaco consists of two, seven-story towers and four, three-story “garden” buildings.
Western was contracted by the complex manager to waterproof multiple concrete decks at the development. A deck coating creates a protective layer, almost like a solid rubber barrier, to keep contaminants from reaching the concrete’s surface. A deck coating typically consists of a primer and a base coat (waterproofing membrane) that keeps water from penetrating any cracks in the deck surface and corroding the steel underneath. Like any other system, a deck coating must be applied properly in order to maintain its peak performance.
Western’s waterproofing experts started the project in May 2025 when the spring weather can be unpredictable. Crews were challenged by rainy weather which caused some delays in applying the deck coating. The slope and smaller size of the decks at 64 sq ft posed additional challenges on the project.
“We faced several challenges. One being the weather which caused us to delay when we could apply the coating to ensure it would be effective. Another challenge was being able to apply the layers evenly and correctly while being in a sloped and confined space. Because of the decks’ smaller size, it was important to not let the material get on places where it wasn't supposed to be and to spread the coating evenly without letting it drip off the edges of the deck,” said Western Project Manager Josh Fuentes. “In order to catch up and still complete the job on a timely basis, we fabricated very small squeegees and used small rollers that enabled us to be more efficient and accurate when putting down the coating.”
Western’s experts were able to complete the project within a month to the satisfaction of the complex’s manager. Condominium owners were able to remain in their condos while the work was being performed.Looking for a reprint of this article?
