Energy-Efficient Building Impresses at Multi-Tenant Office Site

400 Dexter is a large eco-friendly development in Seattle that brings together science and technology tenants. For such occupants, an innovative, welcoming and advanced look was desired. Citadel Architectural Products’ GlazeGuard 1000 WR+ was selected to add sophisticated appeal to the structure.

“Metal was used to produce good architecture for a highly visibly building within a limited budget,” says James Walker, Practice Leader – Design with ColinsWoerman, Seattle. “The panels are a distinctive element of the building.”

Goldfinch Bros., Evertt, Wash., installed 11,496 square feet of Glazeguard 100 WR+ in a custom Autumnwood Mica color. Citadel was chosen because the design team liked the sandwich metal panel, which could be glazed into the aluminum window frame system. The panels were sold by Pacific Architectural Products, Clackamas, Ore.

GlazeGuard 1000 WR+ is a composite panel with textured or smooth aluminum skins, polypropylene stabilizers, and an EPS or ISO foam core. GlazeGuard 1000 WR+ is installed in aluminum glazing or storefront channels (on setting blocks) and sealed using gaskets. No fasteners or adhesives are used in the installation. Typical applications include glazing infill, modesty screens, spandrel panels and railing inserts.

400 Dexter is a 12-story 375,000-square-foot office and lab life-science building with below-grade parking. The ground level is occupied by retail and food spaces, and there is a south-facing outdoor public area. Juno Therapeutics leases a large section of the building as its headquarters.

A rooftop garden, which adds tenant outdoor space, is one of many sustainable features in the building. The project complies with Washington State Energy Code requirements, which are some of the most demanding in the country. Metal wall panels are a natural choice for green buildings, with a portion of the material coming from recycled content. Citadel panels are manufactured in Indianapolis, and the panels have a Kynar 500® paint finish that is warranted for 30 years; anodized finishes are warranted for 20 years.
