Flashing

Flashing shall be installed in such a manner so as to prevent moisture entering the building or structure in accordance with the provisions of this chapter. Roof coverings shall be designed, installed and maintained in accordance with this code and the approved manufacturer’s instructions such that the roof covering shall serve to protect the building or structure.

 

Flashing Code Interpretation

The roof is a system of components that act in unison to provide weatherproofing for a structure. One of the most critical elements of the roof system is the flashing component. This roofing code implies that flashings must be designed and installed on all roof systems, and that they must be in compliance with the system manufacturer’s design and material application requirements.

The code further defines the location of flashings in Section 1503.2.1, Locations. This section states, “Flashing shall be installed at wall and roof intersections, at gutters, wherever there is a change in roof slope or direction and around roof openings.”

 The roof designer should conduct the proper due diligence at all roof flashing locations to ensure the completed design provides the proper waterproofing capability. It is estimated that nearly two-thirds of all roof leaks occur at these vulnerable transitions, so it is critical that design is in compliance with the manufacturer’s requirements and proper roofing standards.
